How does waste show up in CAM?
Trash removal is a recoverable operating expense in most commercial leases, so it passes through to tenants and lands in the CAM reconciliation. That makes it one of the few line items you can reduce without touching service levels — and one tenants notice when it climbs.
What usually makes the number creep?
Three things. Rate escalators that compound annually inside an auto-renewing contract. Containers sized or scheduled for a volume you no longer have. And fuel, environmental and administrative surcharges added as percentages of a rate that is itself rising. None of them show up as a price increase letter.
Will switching haulers disrupt tenants?
It should not. The work is in the timing — knowing your notice window, scheduling the swap so equipment changes over on the same day, and telling tenants once rather than three times. We handle the sequencing; your tenants should notice nothing but a different logo on the container.
